RAISING A DEPOSITThe Equity Release Council reported at the end of 2012 that over228,000 first time buyers have received more than £1.31 billion indeposits from parents over the last five years.
Nice if you can get it but sadly not all of us have the ‘Bank ofMum and Dad’ to rely on and thanks to the global credit crisis100% mortgages are a distant memory.
With inflation running well above pay increases the staggeringamount of people struggling to raise a deposit are leftquestioning their chances of ever owning their own home ortaking the next step up on the property ladder.
The Council of Mortgage Lenders recently released dataconfirming that the average loan-to-value (LTV) ratio at the end of2012 was 80%. Coupled with the findings from The Land Registrythat the average cost of a house in England and Wales is just over£160,000, a typical buyer looking for a mortgage on a house of thisprice would have to find around £32,000 as a deposit – a verytough task for first time buyers and many second steppers who arefinding themselves stuck in negative equity and unable to borrowas lenders become more stringent with their criteria.
It isn’t all doom and gloom though. The Bank of England’s Funding for Lending Scheme set up lastyear to encourage banks to ramp up their lending has certainlyboosted the property market and there are a few options thatmight offer a glimmer of hope thanks to a number of initiativesthat require a fraction of the deposit normally required.
The government has launched a series of schemes aimed athelping first time buyers and second steppers who cant afford togo down the traditional route. These come in the form of homeownership schemes such as FirstBuy equity loans, sharedownership and the New Buy Guarantee. These schemes enablefirst time buyers to realise their dream of home ownership andsecond steppers to make the move to much needed biggerproperties. FINDING A MORTGAGEAs well as raising a deposit there are many other factors toconsider when looking for a mortgage:
Firstly you must ask yourself - will you be able to afford therepayments?
All mortgage lenders will ask to see bank statements and payslips when conducting an affordability check based on current andestimated future outgoings. Your credit score will also play a bigpart in acceptance and may well result in a decline if anythingsuspect is shown, so make sure you are honest with figures and
that you have done everything to avoid late or missed payments.Ensure too that you are not tempted by quick access payday loansthat will almost certainly be a red flag to mortgage lenders.
There are thousands of mortgage deals available and choosingthe one with the right LTV and interest rates for you can be bothtime consuming and confusing.
So where do you start? Try talking to your own bank or building society to see what theyhave to offer. Make use of comparison tables noting down dealsthat look appealing and investigate these further or talk to abroker who has access to the whole of the market for advice onthe best route forward for your individual circumstances.
PROBLEMS SELLING UPCollapsing chains and lack of buyers due to the lock out of firsttime buyers and the bottleneck of second steppers stuck in theirnegative equity homes are issues that most are well aware of.
There are however a number of new trends that are creepingup and giving sellers a shock.
One such trend is termed gazundering. We have all heard ofgazumping but this new practice sees the buyer at the lastminute, just as contracts are about to be exchanged, demandinga lower sale price or they will walk. With this in mind it mightbe worth keeping the property on the market until the deal isdone so a backup might be found if things do turn ugly. Chainfree buyers can also help avoid this issue as more often than notthey are in a position to move quickly making it less likely thatthey will claim the value of your home has dropped since theoriginal offer was made.
Many sellers also find that issues can crop up during a survey.This can lead to a price adjustment or even a sale fallingthrough. Before you market you home make sure it is in a goodstate of repair. Know the condition of your home before youmarket it as you will be equipped with all the knowledge youneed to flag them up with the buyer. This will help avoid the lastminute haggle.

Abode Allerton may onlyhave opened its doors threemonths ago but the estateagent has already surpassedits target of 100 newinstructions, director DavidBurns has revealed.
The Allerton branch opened inOctober following the success ofAbode’s flagship office in Crosby.As well as hitting its 100 newinstructions target the AbodeAllerton branch has also sold 40properties in its first 12 weeks.
David says he believes Abode’sdedication to customer service andknowledge of the property industryare behind the company’s success.
He says: “The directors areproperty developers, and financialadvisors, so they completelyunderstand the housing andmortgage markets. Five or six yearsago you’d only have to put a propertyon the market to sell it, nowadays it’smuch more difficult. You have to bebetter and you have to work harder.The more knowledge you have themore opportunities you can create”.
The agent recently announcedplans to expand into premisesnext door to its Allerton branchto cope with increasing businessdemand.

new development inLiverpool, which launcheson February 23, areavailable to buy with just a5% deposit.
With the help of the government-backed NewBuy scheme, 95%mortgages are available at theElm Park development in L6,which are primarily aimed athelping first-time buyers to get onthe property ladder.
Emily Howarth of Sutton Kersh,the sole selling agent, says:“This scheme is great news forfirst time buyers who havestruggled in recent years to buytheir own home due to the largedeposits required, which can beas high as 20%.

The scheme is officiallylaunched on the weekend ofFebruary 23 and 24 when a fullyfurnished show apartment willbe available to view, between12noon and 4pm.
Potential buyers are advisedthat a £500 deposit will berequired when a reservation ismade.

Buyers in Merseysidecould secure their firsthome with Redrow usingthe FirstBuy scheme, afterthe developer securedfunding from thegovernment until 2014.

The coalition government hascommitted £280m of funding for
the scheme until March 2014.Redrow has secured funding
under the scheme at CressingtonHeath in South Liverpool and atThe Avenue at Summerhill Parkin Thingwall Lane.

After starring as Phantom in London’s West End, Earl Carpenter is steppingback into the mask and reprising the role of the mysterious musical genius in the25th anniversary UK tour of The Phantom of the Opera, coming to the LiverpoolEmpire Theatre this month. Your Move caught up with Earl to discuss his part
in what is considered to be the most popular musical of all time.
You’re enjoying a wonderful career inmusical theatre. How did you go aboutgetting into this highly competitiveindustry? I suppose you could say it wascompletely by chance. I struggled at schooland found an outlet in creative subjects suchas art and drama. My drama teacherencouraged me to become more confident inmy abilities and look at different careeroptions, so I did. I began getting involved inlocal amateur dramatic productions,eventually setting up my own productioncompany in Bournemouth and thissnowballed into a career. It was strictlyacting at first and the musical element camelater but I was inspired by marriage of musicand drama from an early age. It was actuallya double cassette of The Phantom of theOpera that gave me my first taste of musicaltheatre and Jeff Wayne’s original War of theWorlds album with Richard Burton wasanother great inspiration of mine.Throughout your career, you haveplayed a number of iconic roles intimeless production such as Les
Misérables, The Phantom of the Operaand Evita. Do you have a favourite role?I get asked this a lot but I honestly don’thave a favourite. Each of my roles has taughtme something different and offered mesomething truly remarkable. I feel a certainresponsibility for looking after each of theseiconic roles on the stage.You’ll be taking to the stage asPhantom in the 25th anniversary UKtour of The Phantom of the Opera.What’s it like to play such an intensecharacter? This is a difficult role to play.Phantom is a masterful maestro and deliversan expiration of feelings and passion thatthe character has never experienced before.It’s tough vocally too, going beyond vocalsto shouting, unleashing a cacophony ofemotions. However, there aren’t many rolesas three dimensional as Phantom and it’s acharacter that I relish playing.You’ve spent a fair bit of time touring inLiverpool over the last couple of years.What do you enjoy most about the cityand The Empire’s audience? Yes, it’sbeen a great pleasure to spend time in thecity over the last few years with Evita, WeWill Rock You and our concert at thePhilharmonic. Liverpool’s a great place andI’m lucky enough to have friends in townthat can show me around the real city. Everyaudience is different, but I’ve always found
that people in Liverpool love the theatre andbeing entertained. It’s wonderful to feed offthe crowd’s enjoyment and the knowledgethat your performance is being appreciated.We believe that you also run a coupleof businesses alongside your theatrecareer. Would you say that you have abit of an entrepreneurial streak? I’m notsure about entrepreneurial- I haven’t alwaysbeen successful! I’ve always wanted to bedoing something and I never like to rely onjust one thing. Running GingerboyProductions has given me a greatunderstanding of the industry and howthings work on stage, off stage and in theoffice. I find each area of experienceenhances the others.What’s coming up next for you? Afterthe 25th anniversary tour of The Phantomof the Opera concludes at the end of March,I’ll be concentrating on an upcomingGingerboy project. We’ve been working onand touring a collaborative concert featuringa number of individuals who have playedPhantom, which was picked up by twoproducers who have asked me to take theposition of creative director. We’re lookingto start a UK tour towards the end of May.

working in South Liverpool.And Pod, just down the roadfrom her office, is a goodexample of what she loves aboutthe area.
“It’s so vibrant around here,”she says. “Both as a place towork and live it has somuch to offer.”
Meeting for lunchbetween valuationsFrancesca confessedthat she wasn’thungry enough to trywhat I always thinkof as the restaurant’ssignature dish – Fishand Chips - and went for aplate of dainty fish cakesinstead. I conceded that noonprobably was a bit early for fishand chips (a huge battered fishwith chunky chips and a bowl ofmushy peas) and decided onParmigiana instead, thinly slicedpieces of aubergine baked incheese and tomato sauce.
With such broad competition
from estate agents nearby I askedFrancesca why people shouldchoose Venmore.

House,” she explains.Our verdict on lunch?
According to Francesca the fishcakes were “delicious, withenough herbs and cheese tomake the flavour moreinteresting than just fish andpotato”. And my Parmigiana wasa generous serving of bakedaubergine, which has beencooked long and slowly enough,to melt in the mouth.
With so much experience ofvisiting homes and finding outwhat people are looking for, Iwondered what Francesca’s idealhome would be like.
“My perfect home wouldprobably be a Victorian terracedhouse, with original features likeparquet floor, stained glasswindows and cast ironfireplaces,” she mused dreamilyas she got ready to leave for anafternoon of valuations.
Let’s hope her dream house isjust around the corner.
