A local solicitor is advisingresidential landlords to puttheir lasting powers of attorneyin place as it could cost theirfamilies thousands of poundsin court fees to put in order ifthey don’t.

Gaynor Lanceley, associate solicitor atPaul Crowley & Co Solicitors says: “Ifanything happens to a property ownerand they lose their capacity to look afterthe property, If they don’t have adesignated ‘power of attorney’ in placeit can cost approximately £1500 incourt fees for the court to decide whowill look after the property andapproximately £1,000 each year for thecourt to monitor this afterwards.”

Gaynor uses the example of ahusband and wife who own a portfolioof property together. If anything were to

happen to the wife, her husband maynot automatically be able to deal withpapers relating to the propertieshimself. The properties may becomethe subject of a court order, whichcould be costly, restrictive and closelysupervised.

Gaynor being a solicitor with 15years of experience knows that it ismuch simpler from the outset if theproperty owner were to appoint anattorney to manage their affairs whenrequired.

Gaynor says: “For a fee of around£400 you can instruct a solicitor toprepare and register a lasting power ofattorney and then you know that youraffairs are in safe hands.”

Agent backswatchdogreport City agent Andrew Louisis backing a recent reportcalling for tighter controlsover the “Wild West”rental sector.

An investigation by consumerwatchdog Which? hasuncovered problems in therental market withunscrupulous lettings agentssetting up and cashing in onthe rental boom amid 'a totallack of effective regulation'.

without appropriatequalifications, knowledge orunderstanding of the rentalprocess and it is notcompulsory for them toconform to codes of conduct.”

“The Which? findingsfollowed on the back of areport by the Royal Institute ofChartered Surveyors whichlikened the rental sector to“the Wild West” - full ofcowboy operators and indesperate need of mandatoryregulation.

“After all nobody books aholiday with a travel agent whois not properly accredited andregistered - but, as ever-increasing numbers of tenantsare finding to their cost, thisisn’t always the case in therental market where the stakesare far higher.”

Louis says all landlords andtenants should check that theirletting agency is part of avoluntary scheme, such as theAssociation of ResidentialLetting Agents or the NationalApproved Letting Scheme.

“Such initiatives - alongsidethe new SAFEagent kitemarkof quality - offer ultimatepeace of mind about customerservice and client moneyprotection,” he says.

applicants mayeven have

completed a degree,worked full-time before

Apprenticeships are open toanyone provided they areprepared to come in atground-level, work hard for aninitially small wage, and trainon the job.

The average wage per weekfor apprentices is around £170and in some job roles it rises toaround £210 per weekaccording to the National

ApprenticeshipService.

Andaccording tothe lateststatisticsdrawn upby theUniversity

of Sheffieldin 2007 over

the course oftheir careers, those

with an Apprenticeship earn,on average, £100,000 more thanthose without.

BENEFITS FOREMPLOYERS

Benefits of apprenticeshipschemes for employers havebeen specifically designed to beattractive to businesses so theywill take apprentices on in whathas been, lately, a time of

redundancies and staff cuts.Funding is available for

apprentices from the NationalApprenticeship service. Theamount of funding given fortraining according to theNational Apprenticeshipservice, depends on thebusiness sector and the age ofthe apprentice but as a guide, ifyour apprentice is aged from 16– 18, the learning provider willreceive 100 percent of trainingcosts. An apprentice aged 19-24will receive up to 50% of thetraining costs and over 25 yearolds may only get a fundingcontribution.

There are even furtherfunding grants to soften theblow of taking on a newmember of staff.

We spoke to sources in theresidential property sectorabout why they have taken onapprentices and whatthey can bring to theworkplace.

ChrisHumphries,regionaltrainingadvisor atLovell says:“Apprenticeshipsare the mosteffective way ofbringing new talent intoour business. These home-grown trades’ people andmanagers understand ourbusiness, culture and valueswhich enables them to continueto develop a top-quality serviceto our clients.”

Lovell employs 54apprentices across all areas ofthe business includingbuilding new homes andrefurbishing property, thecompany currently has sixapprentices placed on schemesin Liverpool.

Lesley Hibbins, apprenticecoordinator for Keepmoat says:“Keepmoat’s work does notstop with bricks and mortar. Wealways aim to provide trainingand employment opportunitiesfor people in areas where weoperate and our apprenticeshipscheme is a major part of thiscommitment.”

Keepmoat employs more

than 160 apprentices across theUK. At present Keepmoatemploys seven apprentices atdevelopment schemes acrossMerseyside with four morepositions planned this year.

But some estate agents inLiverpool say that more couldbe done to encourageapprenticeships in theresidential property sector.

Louis Anastasiou, director atAndrew Louis Estate Agentssays: “I don’t think the youngpeople are aware of theapprenticeship opportunitiesavailable to them within theresidential property sector.”

Louis has taken onapprentices at Andrew Louisbefore but has always taken onpeople who have approachedthe agency directly rather thanthrough a government scheme.

“It is important forprospective

apprentices to beproactive in

theirapproach tosecuretraining,”says Louis.

“If thissector appeals

to them, it isoften better to

contact employersdirectly with their CV toenquire about apprenticeshipopenings. There will always beopportunities available toyoung people who use theirinitiative.”

Once you have your foot onthe apprenticeship ladder, youare in a good place to start andwith options narrowing all thetime taking advantage of anapprenticeship scheme,whether you are an apprenticeor business, could be yourgolden ticket in 2013.

Melodic indie rock band Local Natives will release its second album thismonth. The airwaves are already awash with what will be the first singlefrom the band’s new album ‘Breakers’ a sweeping slice of melodic joy.Your Move caught up with Californian guitarist and vocalist Ryan Hahn

from the four-piece to talk about the differences between LA and the UK,upcoming tours and the band’s new album ‘Hummingbird’.

We read that your first album ‘GorillaManor’ was inspired by a time when theband lived together in a house in SilverLake LA. Do you still live there now? No,no way, we used to live together but eversince we started touring so much it’s nice tohave your own space to go home to. At thetime though when we were working on‘Gorilla Manor’ it was awesome, I wouldrecommend it to every band, we were reallyproductive. You know you wake up andsomeone is playing a guitar and then all of asudden you are working on songs andartwork. It felt really productive and busyand it was great, but we’ve all grown up alittle bit now and we need our own space sowe live apart.It is currently snowing in the UK, what isthe weather like in California today?Everyone in California has beencomplaining because it has beenunreasonably cold recently, I am not evengoing to tell you what the temperature isright now because you will laugh at me. Butpeople are wearing jackets in California andfor us that is unbearable.

You had your first chart success in theUK before the US with ‘Gorilla Manor’,do you notice a difference in whatcrowds are like from the USA comparedto the UK and Europe? We did a lot oftouring in the UK before we ever toured inthe US and I think what we noticed rightoff the bat was that the average person inthe UK seems to be a bigger music fan, andalmost more open to new music and newbands, which is really exciting for a bandfrom California like us. Passionate musicfans are really cool so, every time, we reallylook forward to coming back as it’s always agood show.How does your new album‘Hummingbird’ differ from ‘GorillaManor’? It’s different in that it’s a muchmore mature album and emotionally it’s alot more expansive and deep. I thinkmusically we’ve brought in our palette in alot of ways. We’ve taken a lot of chances withit and we’re really proud of it, so it’sdefinitely different but I think people willstill recognise it as Local Natives.Which is your favourite track from thenew album? If I could pick one it would bethe first song ‘You & I’ right now that’s myfavourite but if you ask me tomorrow or thenext day it could change. Which bands inspire you and who areyou listening to right now? I’m really intoa band called King Kool, from the UK they

are incredible. I really like Merchandise too,I think they’re awesome and I’m alwayslistening to a lot of old music and DavidBowie. In terms of who Local Natives as aband have been inspired by, it’s alwayschanging, but for our latest record we werelistening to a lot of Portishead, The Smithsand Leonard Cohen. So what is next for Local Natives? I’mcurrently packing up to move out of myapartment right now as we will be touringfrom February up until Christmas this year.I am really excited for it but it’s also a littleintimidating. I do think it will be really funtouring this time around though as we areplaying the two different albums and we willbe more prosed in it all.

She wasrecently promoted to her currentrole after impressing herbosses following her stintin Reeds Rains CityLiving office on NorthJohn Street.

Always keen toforge a career inproperty, Kellystarted out working atHalifax Estate Agents.She was working in theWidnes branch when it wasbought by LSL Property Servicesand the branches weresubsequently rebranded as ReedsRains. It was this merger thatwould shape her career.

“LSL's training programme issecond to none,” explains Kelly.“I applied for the branchManagement Pathwayprogramme at Reeds Rains,which is a 12 month coursefollowed by National Associationof Estate Agents exams.”

Kelly completed her course

last autumn and within theweek was given the coveted rolein Woolton.

“Lots of the people whocompleted the course at the sametime as me have been promotedto other branches in the area andthere are several who are going tobe applying for branch managerjobs,” she says. “LSL reallyinvests in its staff.”

The Woolton Village eaterywhere we meet for lunch issomething of a hidden gem.Nestled behind the Elephant Pubit’s not easy to see but stumbleacross it and you won’t bedisappointed.

After a good few weeks of overindulgence I’m currently in the“I want nothing more than alettuce leaf and a glass of tapwater” frame of mind.

I couldn’t be happier thenwhen perusing the menu to

discover a whole host ofdelicious, light lunch bites frommoules mariniere to a kingprawn linguini with lemonchervil and spring onion. Ofcourse there are more indulgentdishes on offer too but, temptedby the lighter dishes, I opt for theclassic salmon Ceasar salad - andwhen it arrives I’m very glad Idid. The salad comes with agenerous portion of fresh smokedsalmon, crisp lettuce leaves andtasty anchovies. Kelly is equallyas pleased with her choice, adelicious spicy chicken ciabatta.

As we tuck in I ask Kelly howshe's found moving from the citycentre office to the plush suburbof Woolton. She had spent twoyears at the Woolton branchbefore but this time she wasreturning as manager – with awhole new raft of responsibilities.

“There’s a lot moreresponsibility – there are notenough hours in the day but I doenjoy it,” she says. “This year I’mhoping to increase the lettingsside of the business, because a lotof people aren’t aware I dolettings from my office and I’mvery good at it.”

Her favourite aspect of the jobis also her most challenging.Meeting potential vendors andtrying to encourage them to useReeds Rains in the fiercely

competitive Woolton market isthe type of challenge she relishes.

Customer services, she says, iswhere Reeds Rains aims to exceland it's something Kelly says iscrucial to being a good agent.

“The key to being a goodbranch manager is to have goodcustomer service and an honestrelationship with every customerwho comes to you. It’s importantto be friendly and patient.”

Of course, buyers and sellershave needed more than just agood agent over the last fewyears as market conditions havemeant it's been difficult to doeither. Thankfully, says Kelly,there are much more positivesigns around now.

“I’ve had such a busy twoweeks, especially with peoplelisting properties,” she says.

People will always want tomove and the buyers we registerare increasing every day. Buyersare more savvy now, they knowthey have to save for a deposit.It’s just the way our parentswould have bought years ago.Even though it was a muchcheaper market, they still hadto save.”
