THE CONCIERGES at some of Liverpool’s high profile city centre buildingsserve a crucial role in the lives of those who reside there. From the basic roleas a port of call, to undertaking some outrageous requests on behalf ofresidents, the concierge is fount of all knowledge - and an anchor in astorm. We met some of the city’s most colourful characters, and persuadedthem to confide their secrets.

Moving houseis a stressful

experience although,fortunately, not one

most of us repeattoo often. Settling into a new property –

even one of yourdreams – brings its

own challenges, andrewards. Yet, moving

into a high profilebuilding, a city

centre skyscraper,a waterfront

landmark is also anintroduction to city

life. The concierge is,therefore, a crucial

contact, a source ofhelp and advice –

and even a friend.

Kevin Evans was appointed asconcierge of One Park West,Grosvenor’s landmarkresidential building onLiverpool One, even before thefirst residents arrived. Apassionate Red, Kevin says oneof the highlights has to havebeen sharing a lift withFernando Torres, when the LFCstriker visited the building lastyear for a photoshoot with aSpanish boutique brand takingplace in the park. “That’sdefinitely been a highlight,” hesays. Living with his wife inWallasey, 38-year-old Kevin usedto work as the manager of aWirral-based estate agent, andbefore that ran a bistro. Forhim, the concierge rolecombines the best of theproperty and hospitalityindustries. He says, “We havesome students here, perhaps notyour typical student, and wehave some professionals andfootballers – a good mix. Twoplay for the reserve team of oneof the city’s premiership teams.”In a building with 326apartments over 17 storeys,there’s plenty to keep Kevinbusy: “We have a mobile whichwe pass on at the end of eachshift and if someone wants to

call us at 3am, then that’s fine.This is a 24 hour building in a24 hour city - and it feels like itevery bit. There’s a good vibe,and those who live here are thetypes who make the most ofwhat the city has to offer.” Kevinis very much in the loop on newrestaurant openings and specialevents. He also enjoys oneparticular perk of the job –invitations to some of the city’sbest parties. “I have a goodrelationship with King Sturge,the agents for One ParkWest, and sat on theirtable at the YourMove PropertyAwards, held at theHilton. That was abrilliant night –they were in veryhigh spirits afterwinning an award forthe best letting agent.” Healso attended the launch of theHilton, which saw theSugababes, Coleen Rooney andAlex Curran rub shoulders withguests, and gets invited to all thebest hotspots: “Anotherhighlight has to have beenmeeting Kevin McCloud fromGrand Designs when he wasfilming on top of Liverpool Oneafter it was nominated andshortlisted for a Stirling Prize.”

Port of call in the building, istaking in the post and, as wespeak on the Your Movedeadline, the lovers' weekend isapproaching: “I’m expecting tobe inundated this Valentine’sDay. Last Year was pretty hectic,but we’d not long opened - andthis year, we have so many moreresidents moved in that I’mexpecting to be pretty busysorting out bouquets here at thefront desk.”

Hesaid: “It’s just about making sureresidents are happy and helpingthem out, and I like doing that.You get to know them, andsometimes you’re a bit like anagony aunt. We always have alaugh and joke on the corridor.”He added: “They’re nice peoplein the Beetham Plaza, from thepenthouses down to the otherapartments. It’s a homely

building.” As Eric and I chat, aformer Everton player smilesand greets us as he makes hisway to the lift - it’s clear thatEric is a popular character. Atthe time of our interview,Valentine’s Day is approachingand, if it’s anything like lastyear, Eric will need to have hadhis wheelbarrow ready for allthe flowers sent to the building’sresidents. “Mothers’ Day,Fathers’ Day, Christmas,birthdays – if people are sentpresents I’ll keep them here atthe desk, and if they’re flowersI’ll display them so it’s as if theflowers are there to welcome theresident when he or she getshome,” says Eric. The word‘reception’ seems too cool aphrase for what is essentially akey meeting point.

Alexandra Tower, which openedfor residents in 2008, is a highspec tower building situated

right on the Liverpoolwaterfront. John Madden is thefriendly concierge working theday shift, available from 8am tohelp residents out with anythingthey may need in the morningrush, ensuring the car park gatesare open and so on. A passionateEFC fan, John is also deputyhead steward at Goodison Park,and his concierge-type skills arewell-employed at weeklymatches where he’s beenstewarding for 15 years. “Forme, this doesn’t feel like a job.Talking to people, and helpingthem out, is just how I am,” saysJohn. “Don’t get me wrong,there’s a lot of stuff which theconcierge can’t do, but we canput them in touch with the rightperson, whether that’s thelettings agent, or somebody else.I’m a people person – and Ithink that’s why I enjoy this jobso much.” As we chat, theNorfolk Line sails past on theMersey, bathed in sunlight. As

John puts it, “Where else canyou work or live, and have aview like that?” Wildlife, both ofthe city and the natural varietyare, as you might expect, neverfar away. The geese, ducks andswans which roam the environsof Alexandra Tower are apopular attraction at thebuilding. That is until, in truejungle style, the swans becomeprotective of their food sourcefrom their rivals, the geese –and attack the baby goslings.Says John: “Everyone sees thebirds swimming gracefully andpadding around, and they lookreally beautiful – people forgethow vicious they can behave.There’s an area of silt where theswans like to hide out – we call it‘Swan Island’ – and woe betideany geese which may happen tostray into the area. We’ve seenthe little goslings wander overthere, and tried to warn them –but you can’t interfere withnature.” Alexandra Tower has

seen its fair share of high profileresidents, and even been thesetting for a forthcoming KenLoach film. John is passionateabout Peel Holdings’ 30 yearplan for the docks – pointingout the old gatehouse on theperiphery of the building,which still stands as a listedbuilding – and about hisresidents, “They’re notresidents, they’re friends. Ayoung footballer who stayedhere, new to the city, asked mewhere to go for a haircut – so wewent together and then forsomething to eat at Nando’s. Ican honestly say I’ve neverenjoyed a job before like I dothis. The only downside is if Ihave to have a word withsomeone about a problem and Ifeel as if I’m telling them off –but then that’s just part of thejob. I’m here to make sureeverything’s running assmoothly as possible foreveryone.”

To qualify forhelp, residents need to havesuffered a loss of incomethrough redundancy orreduced hours and musthave dependent children orvulnerable people living withthem. Cllr Graham Morgancommented: “We have amortgage rescue schemewhere the person’s home canbe bought by a housingassociation, to which theformer owner then pays rent.

The repossession fund isfor people who have got intoeither mortgage or rentarrears but have got back ontheir feet and need help toclear the debt.” Around 90people have so farapproached KnowsleyCouncil for help withpayments. One resident, whofaced having the houserepossessed when herhusband was maderedundant, commented:“We’re still trying to sort outour finances but at least wecan stay in our home now.”

Q My Uncle has passed away leaving a house and somesavings accounts. He did not leave a will. My Mum ishis only surviving sibling. She is elderly and does notwant to deal with matters and has asked me to help.Can I do this?

A When a person dies without leaving a will we saythat they have died intestate.

Sometimes, if a person leaves a small estate then thereis a simplified procedure whereby banks and otherfinancial institutions will allow you to gain access toassets under the ‘small estates’ procedure. This is reallydependent upon how much is in the accounts. As youstate that your Uncle left a property then theprocedure is more formal.

In order to ‘stand in his shoes’ and deal with his assetsas he would have done, then it is necessary to applyfor Letters of Administration. In effect, this is adocument which shows third parties e.g. banks/investment companies etc that a person (theadministrator) has the authority to deal with thedeceased person’s assets. It has a similar effect to aGrant of Probate which is the document you wouldhave required if your Uncle had left a will.

The Intestacy Provisions govern who can apply for theLetters of Administration and also deal with whoreceives the benefit from the estate. This is a listdetailing family members and there is a strict order ofentitlement. It should initially be the spouse/civilpartner, and if none then any children, and if nonethen a parent and if none then a sibling etc. As yourUncle never married and had no children and hisparents have predeceased, your Mum would be theappropriate person.

Given that your Mum does not want to act then shecan prepare a power of attorney to appoint you to acton her behalf in relation to this matter. You will thenassume the same legal responsibility as she would havehad to deal with your Uncle’s estate. The estate canthen be administered as appropriate.

I can deal with all aspects of the administration for youto minimise any potential liability which you assume asan administrator and to ensure that all of your legalduties (including all tax issues) are complied with.

Most definitely yes! The importance of agood inventory cannot be stressed enough as

it is used in conjunction with the tenancyagreement and will help determine if anydeductions are to be made from the deposit. If youare compiling your own inventory it shoulddescribe in detail, very clearly, the original state ofthe property on a room by room basis, including adescription of the ceiling, walls, woodworks,flooring, doors. It should include colours, anydamage already incurred, and any marks. It shouldalso include a list of the contents of each room,noting age, appearance and general condition withphotographs of each room attached.

It is also important that meter readings for gas,electric and water are taken, together with thenumber of keys issued before all parties agree tothe inventory and it is signed and dated by alltenants and landlord.

On vacation of the property a tenant has a dutyof care to return the property in the samecondition - fair ‘wear and tear’ excepted. Youshould inspect the property with the tenantpresent and the property should be compared tothat of the original signed inventory.

If there are damaged or missing items thenthese should be noted, together with any cleaningif required. Parties will then be able to comparethe original inventory and agree whether anydeductions should be made from the deposit.If you are a landlord and you have instructed anagent to manage your property on your behalfthen the preparation of the inventory wouldnormally be provided.

It is possible to offer a property for sale on theopen market before a tenant moves out, but it

is dependant on the nature of the tenants living inthe property. They need to be co-operative inallowing reasonable access for prospectivepurchasers to view and they also need to keep theproperty tidy.

If the tenants have generally been good tenants,paid their rent on time and taken good care of theproperty, then offering it for sale should not be aproblem. Some landlords will offer a financialincentive to the tenants to compensate them for theinconvenience and to encourage them to make aneffort to present the property well when prospectivebuyers are viewing.

If on the other hand, the tenants are untidy, notup to date with their rent or have been served noticeto leave the property against their wishes, then theyare not likely to co-operate. If this were the case, youwould be better waiting for vacant possession whenyou can clean the property, redecorate if necessaryand generally make sure the property is presentedwell. Remember, you only get one chance to make agood first impression on prospective buyers! Finally,remember that whilst it is possible to commencemarketing a property before the tenants vacate, youshould wait until they have actually vacated beforeexchanging contracts. If a tenant fails to move outon the due date, it may be necessary to obtain apossession order through the courts and this can becostly and time consuming.

What drew you to StPaul’s Square?I’d been looking at HomeBuyschemes around the city and StPaul’s Square was really handyfor Toxteth fire station where Iwork. It’s great for me because Iwanted to live in town anywaybut I didn’t want anywherereally hectic as I often need tosleep during the day. Does the prospect of returning toLiverpool excite you?I’m really looking forward to playingLiverpool. The dance scene isamazing and I’ve always enjoyed theCreamfields festival.

What has been your favorite all timeset in the UK?There have been so many specialshows. Most recently I performed atVictoria Park in London, where I playedin front of 25,000 people. Electronicmusic is a part of the culture in the UK,so there is always a good vibe playingover there.

How has Kaleidoscope compared toprevious tours?Along with the new music, I havecreated some of my biggest and bestproductions to date. I worked with anincredibly talented companyin Montreal called Moment Factory tobring everything to life. It's based muchmore on the video content for this tourand we have been working around thevisual concepts of Kaleidoscope.

Tell us about the scene in the US andhow it compares to Europe... In Europe, dance music is as popular,if not more so, than rock. It is a much

bigger part of the culture and peopleare exposed to it on so many morelevels. It's a part of their everydaylives. At the same time, I feel that theUS scene has grown immensely. It's thriving right now and I think it canbe even bigger. There are moremainstream American artists drawinginspiration from the electronic musicworld and more progressive producersand DJs are emerging all the time.They are very exciting times out there.

You started DJing from a young age.Who were your influences when youstarted out?Sven Väth has been a big influence forme throughout my career, butmusically I have so many differentinspirations and lately it’s hard tochoose. I have been listening to alot of indie rock, electro, technoand house. Artists like Sigur Rós, BlocParty, MGMT and Santigold have beenmaking some amazing music recently.

Any new collaborations in theworks?I recently collaborated with Three 6Mafia, Sean Kingston, and Flo Ridaon a track called “Feel It”. WheneverI play it live, that track goes off! As forthe future, well you’ll just haveto wait and see!

Does anything compare to Ibiza?Ibiza is great. Privilege is the biggestclub in the world, so it allows meto create a very unique show.

What do you consider to be thehighlight of your career?The Parade of Athletes for theopening ceremonies at the 2004Olympics in Athens. The feeling andenergy of being a part of an event ofthat importance and beingsurrounded by the athletes as theyentered the stadium is something thatI will never forget.

Where do you call home?My schedule keeps me movingaround the world constantly. I’musually at a hotel or on a plane whenI’m not performing, so it’svery difficult to call one place home.

What do you like to do to relax?To relax I usually return to the hotelafter a gig and go to sleep! Getting asmuch rest as possible while I’m onthe road is essential to stayinghealthy and being able to cope withthe late nights and hecticschedules. When I’m not resting, Ialso try to stay fit, so a bit of exerciseeveryday is important as well.

were in a restaurant in Liverpool city centre last week andall of the family commented on how great the hand dryerswere in the toilets. We all thought it would be a great ideato see if we could get a body dryer installed in ourbathroom at home. A STEP CLOSERI am finding it really hard to spend time with my

version of our regular feature,we put Jamie Hillier, studiomanager, to the task of settingup for lunch in the fabulousnew kitchens. With a deli basketfrom Franklins Deli, a tastyaddition to St Paul’s Square, weenjoyed a selection ofsandwiches, kettle chips, cakesand pop whilst admiring thenew fittings.

For Jamie, who’s 43 andoriginally from Bath, the moveto the north-west seven yearsago saw him look to pursue anew challenge. After five yearsat Homebase, and with a total23 years’ experience in sales, hefelt it was time for somethingnew. “I’ve moved around a lot,often to help struggling storesto turn around, and eventually Idecided I needed a newchallenge. The opportunity herehas been fantastic, as Capricornexpands and develops the retailside to its business. For many

years it’s been best known forsupplying and fitting kitchensfor developers at a whole rangeof building types across the cityand the north-west.” He added:“That will still remain at the coreof what we do, but we are nowdeveloping it to where we willmaintain our quality productsand customer service, but takethe business in a customer-

facing direction.” To this end,the firm has redesigned theshowroom to welcome incustomers to browse cuttingedge and more traditionaldesigns, from classic colours tooptions for lime green doorsand panels, and fuchsiacomposite-granite worktops.Jamie laughs, “When I said I’dordered the lime-green doors,some of the men in theworkshop laughed at me – butwe’ve had a raft of orders in.”

Franklins Deli uses only localfresh ingredients from within a50 mile radius, selecting byhand produce from Cookson’sFarm in Lancashire. Jamie and Ienjoy a selection of sandwichesfrom the deli counter; roastedchicken and North Atlanticprawns in sundried tomatomayonnaise on specialty fresh-baked breads, with ham andmustard, roast ox and sea saltkettle chips, and traditional

lemonades from glass bottleswith popper-style lids. The deliplatters give the feel of a partywith bite-sized sandwiches. Werelax in the aubergine-themedkitchen – purple cabinets andintegrated appliances (includinga TV), all fitted with smoothcurves – against a backdrop ofpale green and cream.

The firm has also diversifiedinto bedroom furnishings, withmore designs on their way intothe showrooms. “We provide afull service at Capricorn, and ourclients come back again andagain. They know we candesign their kitchen, no matterthe size, to suit their needs, andwe stock the latest gadgets tomake storage and preparationeasy and convenient.” He pointsout an AEG extractor fan whichsits against the wall, minimisingpotential headbutting over thehob and a corner cupboard

with pull-out storage, all verycontinental. There’s also anincredible fold-out unit forstoring tins and bottles - whichmeans no more reaching to theback of the cupboard for thatelusive bottle of soy sauce.Jamie and I enjoy a chocolateflapjack and home madealmond cake as we talk abouthis plans for the new bedrooms,and he shows off the latestdoors and panels. He’s especiallyproud of the orange and blackcomposite-granite kitchen withits lit cupboard space, andsoftly-closing doors, “like yourMercedes,” (he’s joking.) After35 years in the business,Capricorn is showing no sign ofslowing down, and as Jamieleaves to greet his first client ofthe afternoon, I make my wayback to the office feeling just atad of ‘kitchen envy’.

The Go Penguins exhibition finallywaddled away in January, but not before £40,000 wasraised at a recent charity auction, hosted by SuttonKersh’s auctions department, to benefit a raft of localcauses. People came from as far away as Dublin to seethe penguins one last time at St George’s Hall beforethe online auction of the feathered friends, designed bynorth-west creatives. Such was the popularity of thepenguins it’s estimated that over 500,000 followed thepenguins’ winter trail.
