Property Overview

RESOURCE Commercial Real Estate has been exclusively retained to market for sale the fee-simple interest in Westridge Office Park, a two-building general office / medical office park located in the west submarket of Indianapolis, Indiana.

This 38,448 SF park is comprised of two, single-story buildings with abundant curbside parking and over 600 linear feet of frontage to U.S. Highway 36. The park has traffic-light access to US 36 and is a short 30-minute drive from the Indianapolis CBD.

The park is located in a growing suburb of Indianapolis with historic household growth of over 2.0% annually and a median household income well above the national average. ESRI forecasts show continued growth in the area.

Westridge Office Park provides the office space for professional services and medical providers that are essential for the area, and demand is projected to grow alongside the residential growth.

PROPERTY HIGHLIGHTS + Reduced ownership risk: Established property with diverse tenancy and staggered lease

expirations

+ Strong Tenancy: Westridge is 100% leased. Additionally, over 60% of the rental income is paid by national/institutional credit tenants, and over 50% of the park is occupied by national/institutional credit medical uses.

+ Below Replacement Cost: Low threat of new supply as replacement cost is estimated to be 25-30% higher than asking price.

+ Tenant Stability: Over 50% of the rental income is paid by tenants with at least a 5-year history at the property. The largest tenant renewed for an additional 5-year term.

+ Future Rent Growth: Increased return is possible through pushing rent rates as leases renew.

+ Market Momentum: Increased rental rates and reduced tenant improvement allowances.

+ Desirable Product: General office and medical office product with high visibility is more cost effective than retail and more desirable than office with no visibility.

+ Established Location: Located adjacent to a large, public intermediate school facility and a Kroger-anchored retail center.

The Greater Indianapolis Metro Market is made up of Marion County and the eight surrounding counties. Indianapolis, the nation’s 13th largest city and capital of Indiana, has undergone a dramatic revitalization and a stunning renaissance over the past 15 years making it the perfect balance of cosmopolitan style and small-town charm.

More than 65 percent of the U.S. population lives within a 700-mile radius of Indianapolis. More interstates converge in Indianapolis than in any other city in the U.S., which makes it one of America’s most accessible cities, aptly earning the moniker “Crossroads of America.”

Indianapolis continually ranks high on the list of best places to live and work in the U.S. Moreover, Indiana ranked “Best State for Business” in the Midwest and 11th nationally. In addition, Indiana ranked 3rd in the nation in “Business Friendliness,” 4th in transportation, and 6th in cost of business.

The city is known worldwide as the home of the Indianapolis Motor Speedway, hosting the Indianapolis 500, Brickyard 400 as well as numerous other IndyCar and NASCAR events. The city has other state-of-the-art facilities for various sports, including venues that have consistently hosted world-class competitions. In addition, it is home to a number of governing bodies that oversee Olympic teams and national tournaments, including the NCAA National Headquarters. More than 400 national and international sporting events have attracted 4.53 million spectators, 215,000 participants and $2 billion in revenue over the past 20 years. Indianapolis’ hosting of the 2012 Super Bowl was touted as the most successful Super Bowl in the event’s 46-year history.

The Indianapolis region has enjoyed strong growth in the retail and industrial sectors and is emerging rapidly in the life sciences sector. With the nation’s 2nd largest medical school, remarkable growth in venture capital resources, and a host of industry assets like Eli Lilly, Roche Diagnostics, Guidant and Dow AgroSciences, the life sciences industry is Indiana’s largest private employer, providing more than 82,000 jobs.
