PROPERTY OVERVIEW:

The subject property is an approximate 55,659 +/- rentable square foot shopping center located at theintersection of Highway 322 and Commerce Drive in Mayodan, North Carolina. The property sits on a 5.52acre parcel to a Walmart Super Center. Directly to the South is a newly constructed Goodwill Location. Theother Walmart outparcels include a newly constructed McDonalds, Verizon Wireless, Burger King and MurphyUSA. The subject property was originally developed in 1996, and later fully renovated and expanded in 2007to accommodate further retail use. The Property is currently 94% occupied with 12Tenants.

The property is strategically positioned along Commerce Drive just east Highway 220 (future I-73) whichtravels south to Greensboro and north to Martinsville. The site is located directly adjacent to the RemingtonArms Headquarters.

LOCATION OVERVIEW:

Mayodan is located 30 miles north of Greensboro in the northern Piedmont area in the Mayo River valley, justnorth of its confluence with the Dan River. The mill town roots can be seen in the historic mill village housesand quaint downtown commercial area.

Manufacturing has always played an important part in the history and future of Mayodan.
