Welcome

BUSINESSL O C A L

Well the calendar says Spring is here, but someone seems to have forgotten totell the weather judging by the extended cold spell we are experiencing. I’moptimistic that it will break eventually and those lovely spring days we like toimagine exist will arrive. On the subject of weather I would like to extend our thanks to the local peoplewho took the time and trouble to make Rottingdean passable in the heavysnow we experienced in early March. They were out there shovelling grit ontoslippery patches and pushing vehicles who got stuck on the hill. We were in thequeue on the way home so saw all this first hand.My appeal for local articles is certainly paying off, there are several featureslined up over the upcoming months, kicking off this month with a fascinatinglook back at motoring in the 1950’s - see page 25 for more on this. Keep thearticles coming in, we aim to publish as many as we can.

Keep warm!

A few years on, many parents will hope to support theirchildren through university. With university fees now asmuch as £9,000 per year (and who knows what in a fewyears) it makes increasing sense to set aside funds, ifpossible, as early as possible.

For those lucky enough to have a lump sum to set asidefor this purpose, perhaps from releasing capital whenmoving house or a windfall on the death of a relative, itis worth considering creating an Education Trust. If aparent gives money in trust in this way, there is aparticular advantage in that, immediately, the money isno longer treated as theirs for inheritance tax purposes.Families may have a variety of reasons for this being auseful way to plan for the future, but it can beparticularly helpful for certain families where there isthe tragedy of terminal illness. The parent wants tomake sure that as much money as possible will beavailable for the children, without HMRC taking a sliceon their death. This specific form of trust requires somecareful tax advice when setting it up, such as fromAdams & Remers, but the long term benefits to certainfamilies can make the process highly worthwhile.

Grandparents can get in on the act too. If you survive 7years after gifting the money into trust for grandchildren(or godchildren, etc), there is no possibility of HMRCtaking a slice in inheritance tax on your death either.

Some of you have been kind enough to say hello whenyou recognise me round and about the Deans, and it isalways a pleasure when you do. Occasionally, I havebeen asked whether any of the planning ideas I havewritten about in this column fall into, how shall I put it,the sort of tax schemes that Jimmy Carr was so criticisedfor entering into. Well, I take pride in knowing that thethings I write about, and talk to my clients about, are alltried, tested, and some might say conservative ways oftax and estate planning. I always want to becomfortable with the ideas I share with you and clients,so that I am confident you are too.

If you have a legal query that you would like explored inthis column, please write to me and I will try to answerthem in the coming months.

Rose Macfarlane is a solicitor specialising in wills, trusts, estate and tax planning. You can email her at Adams &Remers LLP on [email protected] orcall her on 01273 403294 for a free ten minute chat tosee if she or a colleague can help you. Adams & Remersis a full service law firm, with specialists in property, tax, employment, corporate and commercial, litigation andfamily law.

This article is not intended to be a full summary of thelaw and advice should be sought on all issues.

This is the time of year when letters and emails arrive from authorities and schools, letting parents and carers knowwhether their child has secured a place in the school of their choice. Most children will have their school educationprovided in a state school, and some will be fortunate enough to be heading to a private school.

Fake WebsitesMost people know that if they come across someone selling “Rolex” watches on a street corner that the watches are either fake orthey are stolen. Dodgy geezers selling their wares out of a suitcase may still crop up from time to time but most have gone online.

Fake websites are becoming more sophisticated andharder to spot. You go online to your usual shoppingsite, buy yourself a cracker of a bargain and then all toolate discover it will never be delivered – your usualshopping site looked just like it always does but it was infact a fake and you have been scammed. So do you give up shopping online? No, you don’t – youjust need to be cautious. Here are 5 simple security measures for avoiding fakewebsites:1: Don’t use a search engine: if you are doing yourbanking online don’t go through Google or Bing orYahoo to find your bank, instead type the web addressstraight in, i.e. www.mybank.co.uk2: When you go to a web page you look out for“https://www.” The s shows the site is verified, orsecure.

3: Check for the padlock symbol – for some users thisappears at the bottom of the screen, for otherselsewhere.4: Use a credit card: you have more financial security ifbuying goods online with a credit card5: Trust your instincts: does the site look slightlydifferent? Is there something just not quite right? If you also have a really good antivirus installed on yourcomputer this will give you an extra level of security – inaddition, a lot of companies are refusing to givecompensation if you have been scammed and don’thave any decent security on your computer.

If you require any further help or advice then pleasedon’t hesitate to get in touch. In the meantime we wishyou, as always, continued happy and safe computing.

Mike LaslettSaltdean LidoLocal History - Part 13

The Lido - Past and update on the present 17

The term Lido derives from a bathing place in Venice and refers to a venue for waterbased activities, with areas for sunbathing and eating. The Golden Age of new Lidos was in the 1930s whenhealth and fitness, especially swimming, was very popular. Most Lidos have since closed but you will be aware of thesuccessful local action which resulted not only in SaltdeanLido being saved from development proposals, but alsobecoming Grade II* listed. The Council are currentlyseeking bids for a 50 year lease to secure the building’sfuture, however the pools are unlikely to re-open thissummer.

The Lido was designed in the Modernist style in 1938, nodoubt inspired by the De La Warr Pavilion at Bexhill-on-Sea. The architect was Richard W.H. Jones, who alsodesigned the Ocean Hotel.

Historically, Britain has welcomed foreign architecturalstyles, with Italian & French Gothic used for ourcathedrals, Italian Renaissance by the Tudors and Greek& Roman Classical styles adopted by the Georgians. Therefore it seems strange that in the 1920s and 1930sthere was such a slow reception of continental Modernist

architecture, developed largely in Germany and France.Perhaps after the horrors of World War One, Britain turnedits back on the continent, politically and culturally. Anotherreason, no doubt, was the great popularity of Art Decowhich preceded it.

Architecturally Saltdean Lido relies on harmony of line andcurve. The building materials of metal and concrete are ofsecondary importance. The only apparent decorationswere the flagpole and the lettering. Forming curved wingson either side of the café are the changing rooms on theground floor and the sun terraces above. The caféresembles the bridge of an ocean liner, an effectheightened by its white curved metal railings.

Local residents’ article 25

BUSINESSL O C A L

BUSINESSL O C A L

Our story begins with the purchase of a 1953 Ford 103EPopular as shown in the photo. Twelve years ago thecar was found in a derelict state, but was saved by itsprevious owner and restored to be used once again.

From further research, our car is very rare and wasnumber 32 off the production line at Dagenham, built onthe 17th October, on the very first day. How many ofthe present and the older generation left rememberthose quiet days, when you could travel without thetraffic nightmares that we know today except for BankHoliday hold ups and queues - not a lot has changedtoday in that respect! In the 1950’s it would takebetween four/five hours to journey down to the Coast,no motorways or dual carriageways either. Once wearrived everything was a lot cheaper and at most places, there would be a Fairground on the Beach, with Punchand Judy stall.

We mentioned earlier about a 5 CWT Van made availableto the small business of the period, these were useful asdelivery vans, aimed at local Greengrocers/Hardwarestores, however they were discontinued in 1956.Although those had been once available between 1937 -1939 known as the 7W/Y type based on the Saloon.

These car’s today cannot be expected to always keep upwith modern traffic, but they still hold there own whenrequired. So long as one remembers to brake well inadvance, the car has no hydraulic braking, this isachieved through a rod and cable system. Three furtherpoints to compare back to the 1950’s, and now - thecost of a gallon of petrol and low road tax, and lastly, themoderate cost of staying overnight in a smallHotel/Guest house, if one had to break one’s journeywhilst returning home.

Help a family in need and getguaranteed rentsDid you know that Brighton and Hove has got the largest private rented sector in the country? The city’slandlords were recently surveyed and asked what percentage of tenants they thought were in receipt ofsome form of housing benefit. They on average thought it was about 10%. You may be surprised to knowthat the reality is that a staggering 43% of tenants in the private rented sector within Brighton and Hove arein receipt of some form of housing benefit.

The council is keen to lease properties from landlordsfor between 2-7 years so if you have a property to let, this may be for you. Not only will you be helping a localfamily in need, but there are many benefits to thescheme for landlords too. The council will fully managethe property and tenants with no fees or commissions, there is a small repairs service run by a team ofcaretakers and the council will even throw in a freeprofessional photographic inventory. The councilabsorbs the usual landlord risks by guaranteeing rentseven through void periods. In the event of an evictionbeing needed, the council will completely handle it withno cost to the landlord.

Martin McCurdy, the Acquisitions and AccreditationManager says “The scheme has now been running for 8years and is currently leasing over 800 properties. Dueto this phenomenal success, the council has branchedout and will now lease properties spanning all the wayfrom Worthing to Seaford.”

The council is also keen to acquire more disabled accessproperties so if you have a property you think may meetthis criteria you may be able to receive enhanced rentsfor it. You can contact the Acquisitions and Accreditationteam on 01273 292213 or 293830 for more information.

Steer clear of cycle theft

BUSINESSL O C A L

BUSINESSL O C A L

You only have to take a stroll on the Undercliff to realise how popular cycling has become and it is great to see somany people taking up this form of exercise, but unfortunately more bicycles mean more opportunities for theft!

More than half of all cycle thefts take place from an owner'sproperty. Simple crime prevention methods and basic security canlessen your chances of having your cycle stolen.

● Keep your bike in a secure garage or shed and keep the doorlocked.

● Keep it out of public view.● Secure it to an immovable object or consider installing a floor

or wall-mounted anchor lock for extra security.● Take out insurance either by extending your home contents

insurance or through a separate policy. Cycling organisationsand bike shops may offer specialist cover. Do this at the timeof purchasing your bike, otherwise you may not get around toit.

● Register your bicycle model, make and frame number. Thisassists the police in returning recovered bikes to their own-ers. Contact your local police station for further advice.

● Security mark the bicycle. A number of proprietary markingand tagging systems are available.

Out and about● Avoid isolated or dimly lit places. Leave your bike where a

potential thief will have to perform in public!

● Park your bike safely and considerately. Use cycle standswhere possible or where it will not be a hazard, obstruction orinconvenience to other pedestrians.

● Always lock your bike, even if you are leaving it for a couple ofminutes.

● Lock your bike to an immovable object.● Lock your bike through the frame.● Secure removable parts. Lock both wheels and the frame

together.● Take smaller parts and accessories that can be moved without

tools with you.● Make the lock (and chain, if used) and bike hard to manoeuvre

when parked to stop thieves smashing the lock open.● Face the lock towards the ground (but not resting on it)so it

can't easily be turned upwards for picking.

It may seem like there are lots of things to think about when lockingyour bike, but once you get into the habit you will be able to lockyour bike within seconds and it will be well worth the trouble!
