How did you get into property?After leaving school I didn’t want to go to university so Ibegan working at insurance company, Refuge Assurance,as a sales agent. Eventually I wanted a new direction and,by chance, there was a Whitegates office round the cornerfrom where I worked. I began as a sales negotiator therebefore being trained for valuations. I applied for a valuersrole with Whitegates and worked my way up to branchmanager at their Cleckheaton office and eventually seniorvaluation manager in their Bradford office.
How has your career progressed?An old manager invited me to run a business for him,running auctions in Liverpool for Whitegates, in theWalton Vale office so I was delighted. It’s such anexhilarating feeling to sell to a room full of people! Weheld an auction in June, which was very successful as 70percent of the lots were sold under the hammer. The nextWhitegates auction is at 1pm, Thursday September 172009 at the Radisson SAS Hotel.
What are you reading at the moment?I’m currently engrossed in Scarpetta by Patricia Cornwell,a gripping read about a forensic pathologist! I’ve probablyalready read about 30 of Cornwell’s books. I recentlyfinished Devil Bones by Cathy Reichs which is in asimilar vein; I love the element of darkness and suspenseof the genre!

Previously, homeownerswho opted to sell theirhomes to companies andthen rent them back havesuffered when the landlordopted to sell on theproperty, or had the houserepossessed because theyweren’t keeping up withmortgage payments.
This has then seen theformer owner, now tenant,evicted from the property.Others have signed theagreement to find that they were only allowed to continue living in theproperty on a shortholdtenancy, lasting between six and 12 months.
In the interim before fullregulations are put in placeto protect consumers, firmsmust apply to the FSA tocontinue trading. Theymust comply with the FSA’s principles forbusiness and be required to have adequate resourcesand trained staff to operate.
The watchdog will stop,ban or fine firms whichbreak the rules.

Emergency actionAt the beginning of summer,Nationwide Building Societymade the headlines byintroducing a 125 per centmortgage for homebuyers. TheFinancial Services Authority,the government body set up toregulate the banking industry,has earlier said that it wouldconsider discouraging banksand lenders from offering loansloans of up to 100 per cent onproperties. Yet, at Nationwide,the deal was set up only to helpexisting customers who foundthemselves in negative equity.For those homebuyers, who
found that the value of theircurrent properties was less than the amount of money they owed on the mortgage, the deal was welcomed. It’s not surprising that a negativeequity status makes it difficultto move house or to borrowmore money, and although inthe long term house prices willrecover, figures in July werereleased showing that up to 1.1million households were at riskof falling into negative equity.

After the upheaval in the housing market, which for a time allowed buyers toborrow 100 per cent costs of a new property, we are seeing a return to more cautiouslending – and for experts in this sector it is a welcomedevelopment. For newcustomers, Nationwide offers an 85 per cent mortgage, andbuyers also have to pass a test on whether, should rates rise,they will still be able to meet the monthly repayments. Thesuccess of these consumerfriendly tactics to encouragefresh borrowing, and in turn the house buying market, will be tested over the course of thenext few months.
Achieving stabilityFrom May to June, the numberof mortgages granted tohomeowners rose by 23 per cent,which suggests to many that themarket is stabilising. NigelConnolly, an advisor at GBFinance, commented: “TheHalifax price index has risenfrom the second time in the lastthree months, and this appearsto be giving rise to early signs ofconfidence returning to thehousing market. Some lendersare introducing new productswith more relaxed criteria andhigher ‘loan to values’.” MikeRoberts, at Boo mortgageadvisors, says that it’s the lenderswho’ve never had it so good:“Astronomical rates are beingcharged in relation to bank baserate, but the poor borrower ishaving to jump through hoops to get the mortgage required.”However, he agreed that it isn’tall bad news for the borrower:“Having said that, if a client hasgood credit rating, a large (25 percent) deposit, and can prove alltheir income then getting amortgage should not be aproblem.” Mike was also clearabout the developments he’d liketo see in the mortgage market:“The market needs competitionbefore rates will be at a level theyshould be, and lenders need to
think about products forborrowers who don’t fit theirvery tight criteria. For this tohappen we need to see moremoney in the money marketsand more bankers taking risks.”
Seek independent adviceOf course, with the differencesbetween lenders showing caution and those keen to loan,obtaining the right mortgage tosuit your circumstances can bemore difficult. It may now betime for you, the buyer, to assessyour needs more thoroughly:what level of repayments can you afford every month? Canyou still afford these if you suffer a loss of income, and with other costs of living rising,and your other commitments?Work out your budget and beclear about the whole of the cost,including fees. Remember thatoverstating your income is seenas fraud. Mike added: “For thosewanting to move or remortgagenow, more than ever it is thetime to seek independentfinancial advice. The lenders arecharging higher than ever rates,service is suffering due to acutback in staff and only anindependent mortgage brokerwill be able to offer the borrower
recommendations from thewhole of the market.” Choose an advisor who subscribes to the Financial Services Authority,to ensure that your decisions are based on sound advice.
First time buyersIt should also be seen as positivenews that first time buyers are taking up mortgages onproperties. At developmentsacross Liverpool, buyers aretaking advantage of offers to help match deposits, and indeedthe government’s HomeBuyDirect scheme (availablethrough www.homeshub.co.uk)to get onto the property ladder.David Barron from BarronIndependent Mortgagescommented: “It has beenencouraging to see more firsttime buyers entering theproperty market, as they havemanaged to save their 10 percent deposits. With propertyprices reducing in some areas,more and more people are takingthe leap onto the propertyladder. What we hope this willdo is set a domino effect, withothers moving up the ladder.”

properties are not regulated bythe Financial Services Authorityso when prices fall there is littleprotection against losses made.As a long-term investmenthowever, property is still a good choice.

Describe your kitchen…It’s really modern andeverything’s in a blue/greytheme. The appliances are allintegrated and it’s all shiny andnew. The bathroom’s also reallynice with a shower over thebath and a glass screen. Thetiles are white, as is the suite,and as you walk in there’s ahuge glass mirror on the wall.

Making a splash in Sefton
Residents in Sefton are enjoyingsome unusual activities in theneigbourhoods. From hitching aride in the new water taxi, tocanoeing, water rolling or riding aswan pedalo, youth groups andfamilies are making the most ofthe summer holidays on theLiverpool-Leeds canal in Bootle.

The water taxi, brainchild of
Dutch artist Lambert Kamps,consists of an upside downhackney cab transformed into awater vessel and has been provingparticularly popular withresidents. Lambert commented:“It’s been a real honour to workhere in Sefton on this project.The people have really made mefeel at home and I’ve reallyenjoyed creating this vessel forpeople to travel in.”

Are you looking forward to Creamfields?I always do yeah. I’ve been tothe majority of the Creamfieldsfestivals and it’s a big event inthe social calendar. I’m awarethat makes me sound like theQueen talking about RoyalAscot but without question it’sa huge event. Although theweather is by no meansconsistent that can actuallymake it better. If people arecovered in mud they don’t careby that point and they justhave a lot of fun.Do you find regionaldifferences in UK crowds? Aresome more ‘up for it’ thanothers?Going back a while then yesbut in the post-super club erayou don’t really notice adifference. Creamfields willattract an audience from 50 percent of the UK at least, with
people coming from Scotlandand the midlands and evenfurther afield. When peoplehave come so far you can’treally differentiate the regionalimpact.You’ve played in some of the bigLiverpool clubs. What do youmake of the city?It’s definitely more than justsomewhere to visit for me. Oneof my two best friends JohnKelly is a bit of local legend soI tend to go wherever he takesme. The development of thecity centre is great and it’scome on leaps and bounds overthe last few years.What’s the strangest venueyou’ve played?One New Year’s Eve I wasauctioned off by Radio One toplay a private DJ set. I endedup playing at a barn insomeone’s house. I’ve alsoplayed at the foot of the
pyramids in Egypt which was pretty memorable.You’re something of ahousehold name now. Did youever envisage having such animpact on the club scene?It’s very unusual for any DJ tomake it a full time career. Forthe majority it’s kind of a parttime job. It’s so different whenyou’re full time. When you’restarting out it seems to be anambition too far.Has it been a particularly busysummer for you or are yougenerally busy all the time?Summer is always busy. I’ve gota weekly night in Ibiza whichhas been going for 10 years, Iplay in Majorca every Monday,do my Radio One show onFriday nights and then there’salways something differentgoing on on Saturday. I’ve alsojust come back from seeingMadonna in Barcelona. Everynight is a Saturday night whenyou’re out here.Which fellow DJ has impressedyou most over the years?People come along all the timeand it’s quite difficult to makea judgement because you don’talways have a chance to hearthe entirety of their set. EddieHalliwell and Carl Cox alwaysmaintain a very high technicalstandard but that’s only part ofthe equation. Over the summerI’ll go social clubbing in Ibizaand on the one hand you wantto take your professional hat offfor a while but it’s also difficultto stop thinking in a criticalway when you’re listening to aDJ’s performance.You must get exposed to a lot of new talent on yourradio show. Have you comeacross any stand out namesfor the future?There’s a guy called WillAtkinson who hails from theOrkney Islands who is verytalented. He’s remarkable ifonly for where he’s from!Heartbeats in Argentina arealso very consistent. There areso many DJs who have madeone fantastic song and thendisappeared. The key isdelivering the goods year inyear out.
What’s your favourite aspectof the job?I’m going to sound like a MissWorld contestant but I’d haveto say travelling the world andmeeting people. Being at theroot of people’s emotions whenI’m performing is great too.In the past you’ve started upyour own fashion line andinvested in an Ibiza restaurant.Do you like turning your handto different ventures?I had to sell my share of therestaurant because it was a steptoo far in terms of hours butthe clothing line has gonereally well. I do try and turnmy hand to things that don’tfeel like a job. I’ve beenfortunate to do what I love.And finally, as the mostfamous judge in the musicindustry, can you ever seeyourself returning to thelegal profession?One day I probably will, solong as it’s music based.

I’m not sure if this is the kind of question you would normally answer but I’m really stuck! There is no dishwasher in my apartment. My beautiful bijou kitchen always looks untidy withdishes drying everywhere! I want to buy a rack but they all look so dreadful, can you help?

Using textured, etched sandblastedor coloured glass would allow natural light from yourbedroom to flood into the en-suite whilst still giving youthe privacy you require.
