With winter around the corner,it's time to make a "to do list"around the house...
Your roof is an strategic componentin your home's protective shell. Aroof's longevity and it's ability toremain waterproof will be increaseif it is properly maintained. Thefollowing checklist can help youevaluate the condition of your roofin order to determine if it's time toconsider a quick fix or a majoroverhaul.
• Condition of the roof: Inspect thesurface and list the required minor
repairs. It may be necessary to addrepair compound around anyopenings such as the chimney.Repair or replace aged or damagedshingles, remove moss andmildew and clean out the gutters.
The attic: If accessible, verify thefollowing items:
1. Water tightness: An inspection ofthe attic is a good way to findpotential sources of water leeks.Dark areas on wood are usuallysigns of water damage.
2. Insulation: Make sure yourceiling insulation is composed ofa continuous vapour barrier andan insulating material. Thevapour barrier must be airtight,and all holes for pipes and cablesmust be sealed. This preventswarm and humid air from goingthrough the attic and condensingjust under the roof structure,during cold weather. Insulationmaterial should provide an R-factor of 30 or more.
3. Ventilation: Appropriate ventila-tion and insulation of the atticallows the air to circulate underthe roof. In winter, proper
ventilation reduces the melting ofsnow and the resulting risk of iceaccumulation on the lowerportions of the roof. In summer ,it makes the house more comfort-able and limits the overheating ofthe shingles.
If your roof inspection uncoversproblems and extensive wear, it maybe necessary to consider giving it aface-lift. On average, Canadianhomeowners replace their roofingmaterials every 18 years at anaverage cost of $4,500 per project,based on a standard 1,000 squarefoot bungalow roof.
