Understanding Reverse Mortgages Dear Savvy Senior,Where can I get reliable, unbiased information on
reverse mortgages? My wife and I are thinking aboutgetting one but want to do some research first.
Need MoneyDear Need,For seniors that are house rich but cash poor, a reverse
mortgage is a viable option, but there’s a lot to know andconsider to be sure it’s a good choice for you. Here aresome tips and tools to help you research this complexfinancial product.
Let’s start with a quick review. A reverse mortgage is aloan that lets older homeowners convert part of the equityin their home into cash that doesn’t have to be paid backas long as they live there.
To be eligible you must be age 62 or older, own yourhome (or owe only a small balance) and currently be livingthere.
You can receive the cash either as a lump sum, a line ofcredit, regular monthly checks or a combination of these.And with a reverse mortgage, you, not the bank, own thehouse, so you’re still responsible for property taxes, insur-ance and repairs.
Currently, 99 percent of all reverse mortgages offeredtoday are Home Equity Conversion Mortgages (HECM),which are backed by the Federal Housing Administration.
Repayment is due when you or the last borrower dies,sells the place or lives elsewhere for 12 months. Then youor your heirs will have to pay off the loan (which includesthe money you borrowed plus accrued interest and fees)either with the proceeds from selling the place, or if youwant to keep the house, with money from another source.
Educational ResourcesTo get a better handle on reverse mortgages and how
they work, there are several excellent resources you canturn to for reliable information, but you’re going to needaccess to the Internet utilize them.
To get started, the National Council on Aging recentlycreated a free new website called the Home Equity Advisorthat’s designed to help you think through the best way toleverage your home – a reverse mortgage isn’t your onlyoption.
Just go to homeequityadvisor.org and click on their“Quick Check” tool which will ask you a series of questionsabout your personal and household situation to defineexactly what you might need or want. Then, based on youranswers, you’ll receive an individualized report offeringinformation, tools, and consumer advice on a range of pos-sible solutions that includes reverse mortgages and otheralternatives.
If you find that you are a good candidate for a reversemortgage, your next stop is at reversemortgage.org, a newconsumer website created by the National ReverseMortgage Lenders Association.
This site offers lots of educational information including“Your Road Map” which will help guide you through all thefeatures of reverse mortgages and the process of obtainingone.
It also has a calculator to estimate how much you’d beeligible to receive from a reverse mortgage, and offers hasa comprehensive directory of licensed HUD-approvedmortgage lenders, banks, and credit unions that offerreverse mortgage loans in your state.
Get CounselingAnother important resource to help you understand the
pros and cons of a reverse mortgage and how it wouldwork in your particular situation is through counseling.
In fact, because reverse mortgages are such complicat-ed products, the federal government requires that allreverse mortgage borrowers receive counseling through aHUD approved independent counseling agency before theytake out a HECM loan.
Counseling can be done in person or over the phoneand some agencies today provide it for free or at a minimalfee. Some locations charge around $125. To locate coun-seling agencies in your area, visithud.gov/offices/hsg/sfh/hecm/hecmhome.cfm or call 800-569-4287.

Minnesota Farmers Union (MFU) has announced that ithas awarded its 2011-2012 “Farm and Rural LegislativeAward” to Sen. David Senjem (R-Rochester).
MFU presented the award to Sen. Senjem for his work onthe Higher Education and Capital Investment Committees andas Majority Leader in support of key agricultural issues.
MFU President Doug Peterson says “Sen. Senjem hasalways shown a great deal of interest and support of agricul-ture issues and willingness to listen to the concerns of farm-ers and rural Minnesotans.”
Sen. Senjem supported key legislation funding the RuralFinance Authority (RFA) and legislation extending currentlaw regarding wind easements and protecting landownerrights.

1/4 tsp. salt1 c. chopped onions2 (12 oz) cans evaporated milk1/4 tsp. pepper
Grease a 9 x13-inch baking dish. Pat potatoes in dish, then sprinkle withonions, ham and cheese. Combine in medium bowl the eggs, milk, salt andpepper. Pour over potato mixture. Bake at 350º for 50 minutes until center isset.

1/2 c. butter, melted1 c. brown sugar2 tbsp. milk
Butter a bundt pan and sprinkle the pecans over the buttered surface. Putfrozen dinner rolls in pan. Pour on the dry pudding mix.Melt butter, add brown sugar and milk. Stir and pour over rolls. Cover and letrise overnight. Bake for 25 minutes at 350º.

FINANCING PROGRAM FOR THE FINANCING RELATED THERETO
NOTICE IS HEREBY GIVEN that a public hearing shall be con-ducted by the Board of Commissioners of the Southeastern MinnesotaMulti-County Housing and Redevelopment Authority (the"Authority") on the transfer by the Authority to, and the acquisition by,a to-be-formed Minnesota limited liability company to be known asLake Pepin Plaza, LLC, of which the Authority shall be the sole mem-ber (the “Borrower”), and on a financing program (the "Program") for,a multifamily rental housing facility (the "Project") located in the Cityof Lake City, which Project will provide rental housing primarily forelderly persons. Pursuant to the provisions of Minnesota Statutes,Chapters 462C and 469 (the "Act"), the Borrower will enter into aFHA-insured loan under Section 223(f) of the National Housing Act tofinance the acquistion of the project. The hearing will be held by theBoard of Commissioners of the Authority at 134 East Second Street,Wabasha, Minnesota at 12:00 noon on Wednesday, August 15, 2012.The Project proposed to be financed under the Program includesacquisition and financing and/or refinancing for the Project describedbelow, subject to such modifications, changes, or amendments as aredeemed necessary by the Borrower:
The foregoing Project would be owned and operated by theBorrower upon being financed under the Program. Under the Program,financing may be provided through one or more of the following: (a)the issuance up to $5,500,000 in one or more series of obligations ofthe Borrower the proceeds of which are secured by the revenues of theProject financed therefrom; (b) the issuance of refunding obligationsto redeem and prepay any or all of the outstanding principal amountsof obligations of the Borrower; and (c) the making or entering into anycontracts, agreements, reimbursement agreements, mortgages, assign-ments, security agreements, guarantees, or similar agreements orinstruments as may be necessary in connection with accomplishing thepurposes of the Act.
At the same time and place the Board of Commissioners of theAuthority will give all parties to appear an opportunity to express theirviews with respect to the proposal to transfer the Project to theBorrower and to finance the Project pursuant to the Program.

John’s interest in cars started in his teenswith all makes and models and hanging out withhis uncle. John worked on family cars and trac-tors growing up. He started working at ApacheStandard, a full service gas station, in 1986 forMike Sexton, who to this day drives from Elginfor John to work on his vehicles. Training on thejob over the years, he became a certified techni-cian and became employed at A/F Auto in
Rochester. In 1991, he moved to Kasson withhis wife Missy, and began working at KassonMotors and Exhaust and then Kasson Napa for aperiod of time. John started his own business in1993. He started out renting part of Bill Glawe’sbuilding and sees Bill as a valued mentor andfriend. John has been at 1004 West Main St. inKasson, west of the Greenway Elevator, since1996. “It’s a nice location but not a lot of people
know I am here, most of my business has beenthrough word of mouth more than advertising.”
Missy joined Woodward Repair in mid 2008 asa full- time employee. “She oversees the finan-cial part and I manage the mechanics-thatseems to work the best for us”, said John.Woodward Repair offers many services: 27 pointoil change, tires, alignments, shocks, struts,mufflers, computer diagnostics, brakes, exhaustand local towing. They have a great workingrelationship with the surrounding area shops,offering referrals and using each other’s equip-ment to get a job done. “We help each other outwhen we can,” states John.
John stated his biggest reward is working forhis same customers all these years and havingtheir extended families follow. “Makes you feelgood to have the trust built up in those relation-ships”, said John. He’s gotten to know a lot ofgood people and is looking forward to meetingmore as the town continues to grow.
Each technician has a computer station intheir bay making it a more efficient way to oper-ate when it comes to diagnosing problems.“Education is important with all the computers incars making it hard to trouble shoot some checkengine codes; but on the job knowledge is reallythe best. Everyone takes pride in their workhere,” said John.
John has no regrets in the path he has cho-sen, it’s been hard work the past 19 years butworth it, watching the business grow.
Woodward Repair’s staff consists of three mechanics: Ron, Vern and Keith, servicewriters Jeff and Royal, and secretary Leslie and owners John and Missy.

Alberts Family recognized as a2012 ‘U of M Farm Family’
The Alberts Family (Pine-Shelter Farms) of Pine Islandhas been named Dodge County’s “2012 Farm Family of theYear” by the University of Minnesota.
The Alberts family homesteaded in the Pine Island area in1854 when Hiram Alberts emigrated with his brother Klausfrom Germany. They farmed at first in southern GoodhueCounty, but later moved to a new site in Dodge County,Milton Township. Hiram’s son, Hiram Jr., purchased thefarm site housing Alberts current tie stall barn in 1910.Hiram Jr’s son Lloyd and his wife Anna operated it afterHiram Jr. died, and Anna and their sons Kenneth and Myronoperated it after Lloyd died. Kenneth and Myron continuedthe operation after Anna died. Kenneth and Myron had fivesisters, but none of them remained on the farm.
Pine-Shelter’s first registered animals were purchasedfrom the University of Minnesota in 1919 by Lloyd Alberts.All of Alberts cows and bulls are registered and home bred.
The Alberts family purchased the site of their larger milk-ing facility after Ken and Florence married. Myron contin-ued to operate the smaller farm, and Ken and his familymilked in the tie stall barn at the new site until the parlorand freestalls were built in 1980 and Ken’s three sons joinedthe partnership.
Pine-Shelter Farms is now owned and operated by part-ners Dave, Duane and Rick Alberts, Kenneth’s three sons.The fifth generation of Alberts dairying in Dodge County,the three brothers began their formal involvement in theoperation when their father and uncle expanded their facili-ties and began to grow their herd from within, and estab-lished a new partnership with them. Myron Alberts died in1997, and Kenneth died in 2006. Pine-Shelter currentlymilks 600 cows in two facilities – 500+ in a double-9 her-ringbone parlor and 70 in a tie-stall barn.
For the last ten years, Dave’s two oldest children, LauraAlberts Schimek and Eric Alberts, the sixth generation ofAlberts to be actively engaged in farming with the family,have been involved full-time in Pine-Shelter Farms. AmyAlberts Sauder, sister to Dave, Duane and Rick, assists withcalf feeding. The seventh generation of Alberts are now liv-ing on the farm and love to be out and around the activities.They are beginning to show calves at local shows.
The Alberts family currently milks about 600 registeredHolsteins on two sites – a double-nine herringbone parlorwith freestall barns, and a 70-cow tie stall barn. All youngstock, including bulls, are raised on the farm. Milk is sold toLand O’Lakes. The tie stall barn site was recognized as aCentury Farm in 2010. The larger site was purchased in the
late 50s, and the free stall barns and parlor built in 1980.Six immediate Alberts families are directly involved in
the operation, with at least one person from each familyworking on the farm. Florence Alberts, age 86, is the sev-enth family member supported by the farm. She is no longeractively working but keeps on top of what’s going on. Theyhave 19 full and part-time non-family employees.
Dave serves on the Minnesota Holstein Association Boardof Directors and the Dodge County DHIA board. His wifeMadge is the township clerk for Milton Township, is on theDodge County American Dairy Association Board, and issecretary of the SE Minnesota Ag Alliance.
Duane is vice president of the Minnesota Farm Bureauand serves as Farm Bureau’s representative to a number ofgroups. He is on the Farm County Co-op Board of directors,and has served on many other state and local boards andcommittees.
Rick has been a Unit Delegate for Land O’Lakes, is aMidwest Forage board member, Genex voting member, andhas served on the Dodge County Soil and WaterConservation District and AgStar Nominating Committee.Rick and Terry have been actively involved in the BerneSwissfest, a local celebration of the area’s Swiss heritage.
One of the Alberts’ cows, Pine-Shelter Cheyenne, was theGrand Champion at the International Holstein Show atWorld Dairy Expo in Madison, Wisconsin in 2003.Cheyenne is the only Holstein from Minnesota ever toachieve this honor. A big celebration was held at the farmlast year to recognize the Century Farm designation, and torecognize their seven generations and 157 years in the PineIsland area.
The Alberts family is one of the many farm families fromaround the state, one from each participating county, beinghonored by the University this year. The families will beofficially recognized in a ceremony Thursday, August 9th atthe annual Farmfest near Redwood Falls, MN. Families receiving honors were selected by their localcounty Extension committees and have demonstrated a com-mitment to enhancing and supporting agriculture and agri-culture production.
“The 2012 Farm Families were chosen based on theircontributions to agriculture and their communities,” saidBev Durgan, dean of University of Minnesota Extension.“Farm families are the foundation of Minnesota communi-ties. More than 90 percent of Minnesota farms are operatedby a farm family. These farm families live and work in ourrural and urban communities.”
The Alberts Family will be recognized locally on Sunday,July 22nd at 1:00 pm during the Dodge County Fair.
Along with Farmfest, University of Minnesota units spon-soring in this award include University of MinnesotaExtension, the College of Food, Agricultural and NaturalResource Sciences, the Minnesota Agricultural ExperimentStation, and the College of Veterinary Medicine.
