This is a homeowners “mini-guide” toselling a home for the most money inthe shortest time.

Getting to know your Market

A comparative market analysis is anindicator of what today's buyers arewilling to pay for a home. It comparesthe market activity of homes similar toyours in your neighbourhood. Thosethat have recently sold represent whatbuyers are willing to pay. The homescurrently listed for sale represent theprice sellers hope to obtain. Thoselistings that have expired were gener-ally overpriced or poorly marketed.

It is essential to prepare a comparative marketanalysis for your home based on the most cur-rent market information and to establish theproper list price for your home.

The Benefits of Pricing it Right

Many sellers believe that if they price theirhome high initially, they can lower it later.

Often, when a home is priced too high, it expe-rienced little activity. Gradually the price willcome down to market value, but by that timeit's been for sale too long and some buyers willbe wary and reject the property.

On occasion, the price is dropped below themarket value because the seller runs out of timeand the property sells for less than it's worth

Preparing to Have the Home Inspectedby a Professional

One step which is inevitable in the home sellingprocess is a visit from a professional homeinspector. The following are steps which shouldbe taken to ensure your inspection is a success.It is a good idea to be aware ahead of time ofany serious problems which may be present inyour home so you will be prepared to deal withthem.Walk around with the inspector and don’tbe afraid to ask questions. You might want topoint out items that concern you..

Ensure that past home renovations have notdamaged the structure of the home. Other struc-tural damages to look for are whether pestshave caused extensive damage, if settling of thehome over time has caused damage to the foun-dation, and/or whether support beams and joistsare strong and sturdy or cracked or otherwisedamaged.

Ensure that the electrical and wiring systemsare safe and acceptable. All homes should havea minimum of 100 amp service.

Ensure there are no leaks evident.Water can runand leak into odd and unexpected places,causing extensive damage over time. Plumbingfixtures, water-using appliances, drain pipes,water supply inlets and outlets and basementsand roofs can all be causes and sources of waterdamage.

Ensure that safety issues are resolved in yourhome. Trim foliage which may impair a safeview of the area around the home, ensure that

windows open easily and close and locksecurely and that entrances/exits to the homeare able to be securely locked. Hidden curbs,loose railings on stairs, unused wells which arenot capped etc., should be corrected.

With respect to plumbing, ensure that allfixtures are in good working order and freefrom large cracks. Faucets should run easilyand shut off completely, proper grouting andcaulking should be present around bathtubs, toi-lets and other fixtures should be bolted downsecurely and drains should be clog free. Thehome's water heater should be in good workingcondition. – If your current hard water prob-lems have caused deterioration or discoloura-tion in your faucets, it is time to buy new ones.It may also be time to consider a water treat-ment system to eliminate the issues at hand.

All heating and cooling systems may have tobe checked to ensure they are relatively up todate, clean, in good working condition and haveclean filters. Refrigerant should be checked inany air conditioning units and may requireproper servicing.

Also, a general, unbiased overview of yourhome by a neighbour or friend may revealmatters which need to be dealt with that youmay have overlooked.

Where do I Start?

When you begin preparing your house formarket, start outside and work your way in,keeping in mind the importance of first

impressions. - It is estimated that morethan half of all houses are sold beforethe buyers even get out of their cars!Stand across the street from yourhouse and review it's curb appeal.What can you do to improve that veryfirst impression? Are there weedsgrowing in the interlock? Are theshingles curled up? Have the shrubsovertaken the yard? Is the garage doorlopsided?

When you're ready to begin work, usethe checklist available from yourstager or your sales representative andadd your own "To Do" list in the blankspace provided. The checklist followssix important steps to packaging your

house. Even if you can't get to every detail, thechecklist will help you keep in mind the basicsteps. Remember, you need to think like a buyernow and have a critical eye!

Six Key Steps

1. De-cluttering makes every room look largerand feel neater. If a house is cluttered, buyershave trouble imagining themselves in it. Byremoving or storing things you don't need,you create a roomy, comfortable feeling thatwill be inviting to prospective buyers.Remember, when in doubt, throw it out, sellit or give it away.

2. Cleaning makes your house easy for buyersto explore and give the impression that it hasbeen well cared for. Be sure every roomsmells as good as it looks, paying special at-tention to pet areas, nurseries and bathrooms.Some fresh paint and a one-time professionalcleaning service can make your house looklike new. Buyers may have allergies: removepet dishes & waste containers.

3. Repairing eliminates buyers' objectionsbefore they arise. If you think something istoo much trouble to fix, chances are buyerswill, too. Buyers tend to think repairs willcost more then they do.

4. Neutralizing helps buyers see their ownthings in you house and picture themselvesliving there. Neutral paint, decor and carpet-ing create a home for any lifestyle. Eliminat-ing distracting colours and accessories letsbuyers concentrate on positive impressions.

5. “Dynamizing” makes the exterior and everyroom of your house special. Since it iscompeting with many other houses on themarket, including the one down the street,you need to make it stand out and be memo-rable. Look in magazines and catalogues forideas. From the front door to the basement,from fresh flowers to fresh smells, this is thefinishing touch.

Showtime is the final step before each timeyour house is shown. Identify jobs and assignthem to make this step quick and easy. If youkeep up to chores daily, SHOWTIME will beeasier for you and your family. Plan a fun ac-tivity - away from the house - during showings.
