The shop assistant told me, "That's€8.75" after ringing up my purchase. As I fumbled through my wallet, shenoticed a remote control for a televi-sion set in my purse."Do you always carry your TV re-mote?" she asked."No," I replied. "But my husband re-fused to come shopping with me, so Ifigured this was the most evil thing Icould do to him!"

A man is dining in a fancy restaurantand there is a gorgeous redhead sittingat the next table. He has been check-

ing her out since he sat down, butlacks the nerve to talk with her.Suddenly she sneezes, and her glasseye comes flying out of its socket to-ward the man. He reflexively reachesout, grabs it out of the air, and hands itback.'Oh my, I am so sorry,' the womansays as she pops her eye back inplace...'Let me buy your dinner to make it upto you,' she says. They enjoy a wonderful dinner togeth-er, and afterwards they go to the the-atre followed by drinks. They talk, they laugh, she shares her deepestdreams and he shares his.. She listens. After paying for everything, she askshim if he would like to come to herplace for a nightcap and stay forbreakfast. They had a wonderful, won-derful time. The next morning, she cooks a gour-met meal with all the trimmings. Theguy is amazed. Everything had beenSO incredible! 'You know,' he said,'you are the perfect woman. Are youthis nice to every guy you meet?''No,' she replies. . .'You just happened to catch my eye.'

The wife caught me cheating yester-day. It was a stupid and careless mis-take. She says she will never playMonopoly with me again.

A delivery man breaks down on theM7, so he flags down Paddy. “I’ve got6 monkeys in the back. Most kitchens last somewhere be-tween 10-15 years, depending on thewear and tear you have given it. So ifyour kitchen is on its last legs andyou’re thinking what will you dowith the space you have, here is someadvice on kitchen layout from Andyat Savvy Kitchens in Thurles;• Start off by looking at your kitch-en space because the type of kitchenlayout you choose will depend on theamount of space you have. If you'reripping out existing units, you don'thave to stick to the previous layout. But if it's a small space, you may bestuck with making the most of whatyou've got.• Think about what you do in yourkitchen and work these zones in yourplan. Food preparation, cooking, serving and washing-up are the fourmain jobs a kitchen needs to do.Make sure each zone has enoughworktop space, storage and all thenecessary appliances nearby. Have athink about what else you do/would

like to do in your kitchen? Do youwant a place to sit down? A place forthe kids to do their homework? Aspot for the dog?• Think about how you cook, eatand shop as well as what you like anddon't like about your current kitchen.Get together with everyone in yourfamily and ask for their input - eventhe kids.• Think about the 'work triangle' -which dictates the sink, cooker andfridge should form the corners of atriangle in relation to each other.Sinks traditionally live under thewindow only because access to theplumbing is easier.• Look through magazines and theInternet and start picking pictures ofkitchen styles and products that youlike. This is your chance to dream!• Start visiting kitchen showroomsin the area for ideas to inspire you.For further information please callAndy on (086) 8098121 or [email protected]

EMPLOYMENT FOR GAA PLAYERSIt is well known at this stage that like allsectors of society, GAA players arefinding it difficult to get and keep jobsduring these tough economic times.Three of the Tipperary senior hurlingpanel, Larry Corbett, Conor O’Mahonyand Padraic Maher highlighted theplight of players who cannot find workin a very honest and impressive way onlast Friday’s Late Late Show. TipperaryCounty Board would urge all GAA sup-porters in the county who may be in aposition to offer employment to give

serious consideration to employingGAA players who are out of work. TheGAA plays a major role in our commu-nity and the retention of players whomight otherwise emigrate is not aloneimportant to the GAA but to the widercommunity. The County Board is estab-lishing a committee, which will bechaired by former President of theCamogie Association and former Coun-ty PRO, Liz Howard, to examine waysof finding sustainable jobs for playerson Tipperary inter-county teams. This isnot an easy challenge to take on but webelieve that, with support from Tipper-ary people in business locally and na-tionally, this new committee will have apositive impact.

When Irish Eyes are Smiling could well have been the titleof the scene at Danny Ryan Music Shop, in Tipperary onFriday last where National Music Day was celebratedwith great merriment and jubilation. It was the 1st anni-versary of the festival and events were taking place allover Ireland to mark the day with the best of Irish Cul-ture.. In the Tipperary centre, the 40th year in businessfor the Danny Ryan Music Shop was also being celebrat-ed, by a jam packed store of enthusiasts for an afternoonconcert that went on from 2 to 6.

Happy in an athmosphere that could transform a deepfrown to a sunny smile, a great throng of enthusiastic con-tributing artists and performers entertained an enthralledaudience with their presentations. Featured among theperformers was the Hungarian Cellist Peter Sebestyen, ateacher at the Ryan School of Music and Violinist MichaelJohn Ryan, also Kieran Hickey and his trombone, BrendanO’Dwyer and his banjo, with a rare tune from Danny Ryanon the accordion and a song from Seamus O’Reilly alongwith dozens of budding musicians from a variety ofschools and youth orchestras from all over county Tipper-ary, Limerick and Cork, from Littleton to Mitchelstown.

As well as that there were those who walked in from thestreet in response to the sound of the happening to join inthe fun and be interviewed by presenter John Moloney andRory O’Connor of Tipp Mid West which broadcasted theevent live on Radio. A Big thank you to all who took partespecially to those who travelled from afar to celebrate thenation’s talent during these grumpy old days of recession.and offer congratulations to the Ryan Family for their for-ty years of service to Music.

Buying your first home is very excitingbut as a first time buyer, finding theright mortgage can be very daunting. How much can I borrow? How do I geta mortgage? What type of mortgageshould I choose? Can someone explainall this mortgage jargon etc. etc.In this article I will try to show youthat it is perhaps not as impossible asyou might think and with the right ad-vice and guidance from your mortgagebroker/adviser you'll be moving in, inno time!

What is a mortgage?

First things first, what is a mortgage?Essentially it is a loan, paid back overa number of years (the term), with in-terest added. A mortgage is a seriouslong-term commitment, so it is vitalthat you understand the small print be-fore you commit yourself.

Mortgage Types:

- Variable - mortgage rate followschanges in the European Central Bankrate.- Tracker - form of variable mortgage. The rate is set a certain percentageabove or below the ECB rate, fluctuat-

ing with any changes.- Discounted Rate - form of variablerate mortgage but the rate is discountedor lower than the lender's standard var-iable rate for a promotional period.- Fixed - mortgage rate remains thesame for an agreed period.

Ways to Repay your Mortgage

- Interest Only - mortgage repaymentsconsist only of the interest due on themortgage balance. The full mortgage isstill outstanding at the end of the term.- Repayment - mortgage repaymentsconsist of capital amount owed andinterest on the balance. At the end ofthe term the entire debt should be re-paid.- Part repayment / part interest only -mortgage repayments consist of inter-est due and part of the capital owed.Differs from repayment mortgage asyou decide the proportion of capitalyou repay.- Guarantors - Guarantors are usedwhen Banks/Lending Institutions wishto take out additional security whensomebody doesn’t qualify for theamount of money the need to borrowand their parents or somebody relatedgoes guarantor for them.

Some other mortgage / new home coststo think about

It's not only being able to raise thefunds for the mortgage that you needto consider! There are another fewcosts that you will need to budget for:

- Deposit - when it comes to saving fora deposit, it is generally the case thatthe bigger your deposit, the more com-petitive mortgage deals you will haveavailable to you. Depending on mort-gage market conditions you could re-quire anything from 5% of thepurchase price upwards, so get saving! - Mortgage Protection - it is importantthat you take out insurance to coveryour mortgage payments if you die. Itis also possible to get mortgage protec-tion for critical illness and long termillness.- House&Contents Insurance -Lenderswill require this cover to be in placebefore drawing down your loan.- Stamp Duty - government tax(usually exempt for FTB)- Valuation Fees - the mortgage lenderrequires a valuation of the propertyyou are buying to ensure it is worth atleast the amount you hope to borrow.

Typical fee €150- Legal Fees - these are the feescharged by your solicitor to cover yourmortgage application costs like landregistry searches and conveyance. These fees can be around 1% but againcan vary depending on the solicitor.- Moving In Costs - don't forget aboutthe money you will need when you'reready to move! Van hire, furniture, ap-pliances, flooring, decoration, etc - Getting Financial Advice -As the Financial Regulator(www.itsyourmoney.ie) says mortgag-es can be complicated. Charges varyand products have different levels ofrisk, reward and terms. This can makeit difficult to compare various productsand find the one that is right for you. Ifyou are confused by what is on offer,it's best to seek independent financialadvice from someone who is author-ised by us."Hopefully this article is of some helpto you and in the meantime I wish youthe very best in your first purchase.Eamonn Walsh Mortgages and Invest-ments Ltd is regulated by the FinancialRegulator as an Authorised Advisorand as a  Mortgage and InvestmentBroker.   Phone Eamonn 086-0471147Email [email protected]

So how does one build self-esteem? Ifsomeone comes to me and says theywant to get self-esteem, I cannot givethem a kilogram of it! I believe that theseeds of can at least be sprouted fromthe trust one places in a stranger(therapist/counsellor) with previouslyunspoken details of one’s life, someshameful, perhaps. It is a mysteriousprocess, and no one can explain it. Butit happens. Perhaps it’s because the per-son does not feel judged, and feels en-couraged to tell more and more of theirlife story, and experiences the under-standing of a counsellor. This can shifta burden of self-blame, perhaps, andmake a person see that it is not theirfault that they are as they are. This cansow the seeds of self-worth.Hundreds of studies have been carriedout to test the question of whether de-pressed people think more negativelythan nondepressed people. But the re-sults of most show that negative think-ing is part of depression. Recentstudies, however, also show that cogni-tive vulnerability (the habit of how aperson normally thinks in a negativeway) can predict the onset of depres-sion. So the habit of negative thinkingcan be one of the symptoms of depres-sion and a predictor that depressionmay be likely to happen to those whothink in a negative way.Apart from how some people have aconsistently negative way of thinking, they also behave in a particular way.The apathy that depressed people sufferfrom may make them withdraw fromsocial interaction, and in some severecases the sufferer may remain in bed forlong periods. They become paralysedand are imprisoned in their world ofgloom and despondency. When active, they may behave and move in a slowponderous way, walking slowly, talkingslowly, and appearing as if they areweighed down with drooping eyes, andlack of animation in their expression. They may shun eye contact and speakslowly in a monotone voice. Thesesymptoms are related to what is called‘pure’ depression. On the other hand, some depressed in-dividuals may display agitation in theform of restlessness, hand movements, fidgeting and gesturing. This is morelikely in people who are also sufferingfrom anxiety.Writers and researchers of depressionalso refer to physical functioning symp-toms, which are mainly changes in ap-petite, sleep, and energy, and can bequite complex in relation to depression.People who are depressed often com-plain of listlessness, lethargy, feelingheavy, and lacking stamina to carry outnormal tasks. Sleep disturbance may bea shortened duration of sleep, or poorerquality of sleep. They may wake a few

hours earlier than their usual time andhave difficulty falling back asleep. Un-fortunately, research has shown thatimpaired sleep may be a signal for fur-ther relapse. It should be pointed out, however, that these symptoms are notalways signs of depression, but may becaused by such simple things as worry, eating too late in the evening, eating toomuch, or drinking too much and awak-ening to go to the toilet. As I wrote earlier, depression is a verycomplex complaint and some depressedindividuals may experience increasedsleep, and may have an increase in theirappetite. This combination has beenlabelled atypical depression. Frequent-ly, however, depressed people experi-ence a decrease in their appetite, andsuffer a loss in weight. We have to becareful, however, to recognise thatsome conditions seem to mimic depres-sive disorders. These include infection, endocrine complaints (glands that poursecretions into the blood), tumour, andneurologic disorder (nervous system) inthis context. There are also more hidden and highlydangerous forms of physical depressionsymptoms when depression is comorbid(co-exists) with anxiety. These includeincreased blood pressure, increased riskof blood clotting, elevated insulin andcholesterol levels. Depression and anxi-ety can also result in chronic elevatedlevels of stress hormones such as corti-sol and adrenaline. It is really importantto learn how to lessen anxiety, and Ihope to deal with anxiety in anotherseries of articles.
